The start of construction in Sint-Truiden was celebrated
LCV Real Estate celebrates the official start of the works on the Ter Biest site
The kick-off of Ter Biest, the business park on the site of the well-known, historic Trudo factory in Sint-Truiden, took place on Friday, June 30. LCV Real Estate is building its first business park in the province of Limburg. The weekend was well spent on this successful networking event.
“We are developing an SME office complex consisting of 3 business buildings on a plot of 22,926 m². The first two blocks consist of SME units and office space ranging from 198m² to 534m². At the back of the site there will be 4 larger units and a caretaker's house,” explains Investment Director Bram De Paepe. The 3 phases together offer business space to 30 new or existing local companies in Sint-Truiden. 30 percent of the project had already been sold/rented before the start of the works.
“Look and feel” of the project
Great importance is attached to the “look and feel” of the project. The durable Thermo Wood Ayous planking provides a natural, high-quality finish. “The open joints and varying widths in the wood provide a nice contrast with the concrete panels. The large glass areas in the offices provide sufficient natural light, which creates an open feeling and beautiful views,” says CEO Dirk Deroose.
The past and present of the site
The old site of the Trudo factory has a known past, the fire caused some pollution in the soil. In recent months, extensive research by the recognized soil remediation expert Artemis Milieu has strictly mapped the existing contamination. It was ultimately determined that the problem was quite limited. The zones where elevated values were found in the solid part were excavated under supervision. Only very limited elevated values are also found in the groundwater. The possible approach to this is also provided.
