Therefore, socially and sustainably responsible projects are the focus at LCV Real Estate. 39 SME units and 1860 m² of office space can be found on this site in Gembloux realized in partnership with Mitiska REIM.

What makes the SME project sustainable?

The stream in open air

Reopening the creek was a good decision. The site had accumulated years ago. LCV Real Estate brought the creek back into the open during the development, resulting in the positive effects on the environment around it. Among other things, the rare plant "Ache" was given a new natural habitat to dwell in. This action more than doubled the capacity of the basin, making it larger than originally envisioned.

Rare and protected plants

Surveying and securing rare and protected plants was a fairly complex initiative. LCV Real Estate initiated a survey before the works to identify the rare and protected plants on the property. With appropriate permits, we succeeded in providing a new environment for the protected plants that we were able to relocate. The other plants were moved to the green zone during the works.  This initiative promotes biodiversity on the site.

A natural basin

A wadi is invaluable to ecosystems because it acts as a natural water collection and treatment system that helps prevent flooding, pollution and erosion. By promoting infiltration of rainwater instead of runoff through drains and sewers, a natural basin/wadi also helps to raise groundwater levels making it a sustainable and environmentally friendly water management solution. Thus, our additional cisterns also maximize rainwater recovery.

LCV Real Estate ensured maximum retention of greenery along this ravel. We left the prunings on site to allow the process of natural composting to do its work. A "crapoduc" was constructed under the connection of the new bike path with the existing ravel.

Flora and Fauna

Nature is not only full of plants but also full of critters, each of which has its natural habitat. Among other things, we made sure for nocturnal animals, specifically bats, that there was no permanent night lighting.  Attention was also paid to maximizing habitat restoration for insects such as the protected blue-winged grasshoppers.

CO2 neutral certification by the Willy Naessens Group

As the business park has been realized in partnership with the Willy Naessens Group, the Quatier Enée SME zone belongs to a CO2 neutral project. In addition to the CO2 neutral construction of the business park, its operation is also CO2 neutral. The offices are air-conditioned by means of a heat pump and no gas is provided in the business park. In collaboration with Natagora, who provided us with their expertise in environmental protection, we were able to implement all sustainable initiatives, minimizing the environmental impact.
