A few months ago, LCV Real Estate, together with partner Colruyt Group Real Estate, finalized the acquisition of the former Makro and Metro sites in Belgium. Today, the Sint-Pieters-Leeuw site is taking concrete shape thanks to a detailed master plan.
Sint-Pieters-Leeuw transforms former Makro site into a green and economic hotspot
A few months ago, LCV Real Estate, together with partner Colruyt Group Real Estate, finalized the acquisition of the former Makro and Metro sites in Belgium. Today, the site in Sint-Pieters-Leeuw takes concrete shape thanks to a concrete master plan.
Master plan: from grey to green-blue
In Sint-Pieters-Leeuw, the outlines for future development have been drawn. The site, located along important access roads towards Brussels, will have a multifunctional interpretation. The grey area of 8.5 ha will make way for a green-blue environment with a park, high-quality offices and public functions, supplemented with retail, leisure, and local businesses.
In close consultation with the municipal administration and other stakeholders, a master plan is being developed that responds to local needs while paying attention to spatial integration and architectural quality. Sustainability is central, with special attention to the de-paving and greening of the site. A contiguous park will connect the green zones, creating a green meeting place that contributes to the liveability and well-being of local residents.
"The future of the Makro site will again be an employment site, combined with sufficient experience thanks to recreation and a park. High-quality employment with highly educated profiles will be supplemented with retail and an SME zone. Temporary use: sites are already bringing life back
In addition to preparations for redevelopment, consideration was also given to how the sites could contribute to the local economy and employment in the short term. This leads to the reopening of the former Makro building. As a result, the site will already bring employment and activity from 2026, even before the redevelopment of the sites begins. Moreover, partners were sought who not only rent in the temporary situation but also become part of the future project.
"When we move into the existing premises mid-2026, we want to not only serve customers in Sint-Pieters-Leeuw but especially surprise them: with taste, freshness, innovation and affordability. We are happy that we will soon be able to offer a spacious store in this part of Belgium, with a local assortment and employment for about 80 new colleagues."
The doors of Makro reopen with Hubo with a new DIY concept and Jumbo. McDonald's and the gas station remain part of this site. Through this reopening, the sites revive, vacancy is avoided, and a positive economic impulse arises from day one.

The master plans form the basis for further permit applications and the final design. On 12 November from 5 PM to 9 PM, an information session for local residents will be organized in the 'Zonnig Leven' hall in Sint-Pieters-Leeuw. The goal remains to give the former Makro sites a new life that is economically, socially, and ecologically sustainable.
